What are the prices by residence type?
Here is the current pre-construction range by type, drawn from the live price list. Prices move as inventory sells, so treat these as a snapshot and ask me to confirm a specific line and floor.
- Studio, 1 bath, approx 465 sq ft: $645,000 to $701,000
- Junior one-bedroom, 1 bath, approx 547 sq ft: $684,500 to $780,000
- One-bedroom, 1 bath, 634 to 742 sq ft: $837,500 to $1,035,500
- One-bedroom plus den, 2 bath, 878 to 987 sq ft: $1,069,500 to $1,304,000

Every one of those includes the deeded office. The full library of plans is available in the gated floor plans section; register once and you get instant access to all seventeen residence lines.
How should you read the price-per-foot here?
Carefully, because these are furnished homes with a deeded office attached. A $645,000 studio is not just 465 square feet of raw space; it is a finished, furnished residence plus a titled office you can rent or sell. When you compare against an unfinished unit elsewhere, add the cost of furnishing and the value of that second deed before you judge the number.
Existing resale inventory in Brickell often trades around a thousand dollars a foot or less, but new, finished, brand-name product is the next phase for the neighborhood and prices accordingly. That is the trade-off, and it is worth understanding before you decide.
What is the deposit schedule?
The deposit totals 30% during construction: 10% at contract, 10% in December 2026, and 10% in June 2027, with the remaining balance due at closing in 2028. Staging the deposit over three years is one of the real advantages of buying pre-construction rather than paying all-in for a finished unit.
What about HOA and parking?
Residence HOA is budgeted at $1.75 per square foot and office HOA at $1.45 per square foot. The building is valet-only, with one valet space per residence and two spaces for two- and three-bedroom homes. Confirm the current figures with me before you finalize, since association budgets are refined as delivery approaches.
How do you lock a specific unit?
You reserve the line and floor you want, then move to contract and follow the deposit schedule. The best inventory, the better views and the more efficient lines, tends to go first, so if a specific stack matters to you it is worth moving early. Send me your priorities through the contact form and I will tell you what is actually available right now.
